Conveyancing Remortgages, the Process and the Full Cost

To remortgage means to take out a new loan that is secured against the property (“a mortgage”), often to discharge an existing mortgage, but it may be used for other personal re-financing reasons. Your new lender will require that you use a conveyancing solicitor in order to do this.

People usually remortgage in order to get a better interest rate than they are paying on their existing mortgage, particularly when the introductory rate expires, usually at the end of two year.

The conveyancing remortgage process is similar to the house conveyancing or property conveyancing process, only as you are not buying or selling property there is no need for a conveyancing solicitor other than the conveyancing solicitor who represents both you and the lender.

Usually the lender will require a fresh survey or valuation, even if it has been only two years since you went through the house conveyancing or property conveyancing process, so that they are sure that they can take into account any changes that may have happened since the conveyancing solicitor you instructed at the time did this for you, or any movements in property values generally.

Our conveyancing solicitors at Convex offer easy remortgage conveyancing on as well as house conveyancing and property conveyancing. If you are buying a property, our conveyancing solicitors will represent both you and your lender who will insist on certain searches being done, or on insurance being taken out to cover certain risks before they release the money. If you are using the remortgage to discharge and existing mortgage our conveyancing solicitors will also repay and discharge it as part of the remortgage conveyancing process. Our conveyancing remortgages process is entirely online, completely paperless and our conveyancing solicitors are highly qualified, experienced professionals.

The conveyancing remortgage process is as follows;

1.Initial Steps
After you instruct us to act on your behalf, our conveyancing solicitors will obtain title deeds from your existing lender along with a redemption statement to find out how much is still owed on your existing mortgage, and any other loans you are paying off. As soon as we receive your mortgage offer we will check the title documentation in the light of any special conditions your lender may have asked us to deal with as a part of the conveyancing remortgage process.

2.On Receiving the Offer
We shall carry out some necessary investigation as part of house or conveyancing remortgage process put forward all mortgage deed to you for signature and also send you the redemption statement for your existing mortgage if applicable. We will then finalise a completion date with you and send you a completion statement that sets out how all of the money will be accounted for at the conclusion of the conveyancing remortgage process.

3.Completion
On the completion day we will pay off your existing mortgage, collect our legal fees and disbursements and will register the interest of new mortgagee at the Land Registry in order to conclude the conveyancing remortgage process. Once the title is registered we will supply a copy to you and send the original title documentation to your lender.
