Buying a house/ buying property

Buying a house is never any easy process. There may be several risks involved in buying a house or buying property. This may range from pending disputes with neighbours or alterations with the property to outstanding charges on the property. The property may be left in a poor condition or the seller may quote more than the actual worth of the property. All these factors contribute to making buying a house, or buying property, a delicate business.

Before buying property, it is advisable to appoint a conveyancing solicitor to inspect the original title documents of the property being purchased to monitor all your property conveyancing and house conveyancing needs. A conveyancing solicitor also advises you on all the developments planned for the neighbourhood that may affect your decisions about buying a house or buying property. At Convex, we will appoint a conveyancing solicitor to guide you through the entire property conveyancing or house conveyancing process whilst buying a house or property.

With Convex, property conveyancing transactions where our clients are buying a house or buying property have never been so easy. Convex has simplified the whole procedure to give our clients a stress free transaction for buying property and handling the entire process online. Our experienced conveyancing solicitors have helped our satisfied customers with valuable advice on property conveyancing. Our entire conveyancing process for buying a house or buying property is paper-less.

The stages involved in buying or selling a property or house are as follows;

1.Purchase Agreed
After contacting us, our property conveyancing solicitors will wait to receive the pre-contract package from the seller's conveyancing solicitor. After we receive this, we can apply for the local authority search, and make any other investigations that may be necessary. We will then raise any additional enquiries regarding property conveyancing and await the replies.

2.Exchange of Contracts
Once we are satisfied with all the answers on property conveyancing we will prepare a property report and send it to you. You will then be asked to sign the contract and mortgage deed and provide a deposit and agree on completion dates. We can then exchange contracts with the seller's conveyancing solicitor. The sale is now legally binding. We then prepare the final accounts.

3.Completion
On the completion date we will hand over the balance of the funds and receive in return the title deeds from the seller's solicitors. If applicable, stamp duty is paid, and we will arrange to register the transfer at the Land Registry. Once the title is registered we will supply a copy to you and send the original document to your lender.
